Work with the HOA’s attorney for liens as well as amending any bylaws or Articles of Corporation, rules and regulations, CCR’s for the HOA.

Conduct building checks for routine maintenance for roof, structural, foundation and exterior portions of the drywall outward of buildings (townhomes/condos) as well as all common elements (for all HOA's).

Process all estoppels for sales/resales of condos, single family homes, and townhomes.
Conduct property inspections and process violations and fines.
Conduct and prepare agenda for monthly, annual and budget board meetings for the Board of Directors and take minutes.

Process any and all insurance claims from HOA and insurance renewals to make sure adequate insurance is provided per the HOA documents and F.S., and work with a Public Adjuster on claims.
File annual reports for the HOA.
Prepare reserve study for the Board of Directors to calculate annual budget for operating expense and reserve accounts.
Interview vendors and get bids.
Communication with all vendors and do vendor monthly property check.
Manage all big HOA community projects such as roof replacements, painting of buildings, asphalt the roads, pool resurfacing, playground inspection and re-designs and then installations.
Make sure HOA has code regulations for common elements, work and manage special projects, such as replacement of custom street/stop signs, pool rules signs, speed limit signs posting, crosswalks, property lighting in dark areas, set up and maintain security cameras throughout the property.
Process all ARB’s for review of proper regulation from the HOA documents, Florida statutes, making sure approved vendors pull land surveys and permits if needed for ARB’s and follow up on permits and final inspections as needed.
Work with sheriff's department for community control on speeding complying with four way stop intersection in the community.
Make sure new elected board members complete certification and seek legal counsel to meet and explain any legal questions.
Address any issues or questions the board may have, etc.
Handle all residents complaints, ideas, and questions and record them to present to board if needed for any approval or actions that may come up in complaint.
Conduct owner communication sessions for communities with Board of Directors who approve owner communication sessions.
Perform all LCAM responsibilities per Florida Statues.
